RT conducted environmental investigations and remediation support, including:

• Phase I Environmental Site Assessment (ESA):

Our team reviewed historical records, regulatory databases, and site conditions to evaluate potential environmental concerns tied to the property’s long use as a motel which included multiple historic fuel oil underground storage tanks used to heat the onsite buildings.

• Phase II Subsurface Investigations:

 To further assess environmental risks, RT performed extensive Phase II work, including:

               Ground-Penetrating Radar (GPR) survey

               Groundwater sampling

               Soil sampling

               Soil vapor sampling

• Asbestos-Containing Material (ACM) Sampling:    

Because the existing structures required demolition, RT completed a detailed ACM survey to support safe building removal and regulatory compliance. 

For years, the former motel was a persistent challenge for the township. The township’s support, Wawa’s commitment to responsible development, and RT’s thorough environmental due diligence led to a smooth transition from blighted property to a community-serving destination. The new store not only symbolizes Wawa’s 1,000-location milestone, but also stands as a model for what can happen when municipalities and developers collaborate on thoughtful redevelopment.
