Understanding Environmental Site Assessments
Environmental Site Assessments (ESAs) are the foundation of sound decision-making in real estate, lending, and redevelopment. A Phase I ESA identifies potential or existing environmental conditions based on historical use, regulatory records, and a site inspection. When recognized environmental conditions (RECs) are found, a Phase II ESA may follow, involving sampling and lab analysis to determine the extent of any contamination. Our goal is to give you what you need to move forward—clearly, quickly, and with no surprises.
