Understanding Environmental Site Assessments

Environmental Site Assessments (ESAs) are the foundation of sound decision-making in real estate, lending, and redevelopment. A Phase I ESA identifies potential or existing environmental conditions based on historical use, regulatory records, and a site inspection. When recognized environmental conditions (RECs) are found, a Phase II ESA may follow, involving sampling and lab analysis to determine the extent of any contamination.
