Wetland Site for Hallmark Homes in Winslow Township, NJ

RT supported a client seeking to purchase 24 acres of undeveloped forested land in New Jersey for residential redevelopment. Given the state's regulatory framework, all wetland determinations are coordinated through the New Jersey Department of Environmental Protection (NJDEP). RT began the process with an initial site walk to assess site conditions and determine the most strategic permitting pathway. After evaluating topography, vegetation, hydrology, and soils, RT observed no indicators of wetlands on the property and recommended pursuing a Presence/Absence Letter of Interpretation (LOI) from NJDEP. RT managed all coordination with the Department, providing supporting documentation and responding to regulatory inquiries throughout the process. As a result, NJDEP issued a formal LOI confirming the absence of wetlands on the site, clearing the way for the residential development to move forward without wetland-related constraints. This project showcases RT’s expertise in wetland permitting strategy and successful agency coordination in a highly regulated state.
